The Building Envelope is the physical separator between the conditioned and unconditioned environment of a building, including the resistance to air, water, heat, light, and noise transfer while creating safety from fire, flood and overall security for residents. Each component has a system to maintain to keep the environment outside. This is the rain screen consisting of the outer cladding; stone, stucco, siding with all its trims and flashing, designed to shed the water off the structure. The cladding is designed to get wet and then dry on its own and protect the structure and the insulation below it. The condition of the cladding, structure, insulation and air, water and vapour barriers are all components that should be analyzed during the planning of an Envelope Restoration.

Unfortunately, Vancouver and the Lower Mainland have been world renowned for the Leaky Condo crisis for units built from the 1980s to early 2000s. During that time in the regional coastal area of B.C. an estimated $4 billion in damage has occurred to over 900 buildings and 31,000 individual housing units... approximately 45% of the 159,979 condominium strata units. For well over a decade, repairing these condos for the thousands of unfortunate home owners has been the core business for Rockport.
